We start with your budget, timeline, and goals. We walk through how short-term rentals work and what you’ll need to decide as the owner.
02
We search for potential properties and compare the location, demand, competing listings, setup costs, and operating assumptions. We flag local rental and HOA questions for you to verify before you buy.
03
We work alongside you, your lender, and your closing team to coordinate the acquisition. You review the numbers, choose your financing, and make the final purchase decision.
04
We plan the layout, furnishings, and amenities around the property and intended guests. We help coordinate contractors, renovations, furnishing, and installation.
05
We get the home guest-ready, coordinate photography, build the listing, and set up pricing, check-in instructions, house rules, and the first turnovers.
06
Once the listing is live, Lumina handles day-to-day hosting, including guest communication, booking operations, cleaning coordination, and maintenance follow-up.

Tax planning coordination
We help coordinate a cost segregation analysis with qualified specialists and share project records with your CPA. A study can identify eligible property components that may be depreciated over shorter periods.
Whether you can use those deductions in the current year or against income like wages depends on your circumstances, including passive activity and material participation rules. Ask your CPA to evaluate the impact before you buy, especially if you plan to take a hands-off role.
Investor application
Tell us your target market, approximate budget, purchase timeline, and whether you already own a property. Choose “Other” under partnership type and start your message with “Investor application.” We’ll review your details and reach out if the program looks like a fit.
