Airbnb’s New Checkout Rules: What Hosts Should Change Before November 20

If your Airbnb still asks guests to strip beds, wash and put away dishes, or haul trash off-site, it’s time to revisit checkout. Airbnb’s updated house-rules policy applies to reservations booked on or after November 20, 2026, even if the stay takes place much later.

What you can still ask guests to do

Locking up at checkout is now a standard house rule. Airbnb says you can generally ask guests to gather used towels or put dishes in the sink. Tasks that take significant effort or typically belong to a cleaning crew, such as stripping beds or washing and putting away dishes, generally can’t be required.

Put any required rules in the designated House Rules section so guests can see them before they book. Review Airbnb’s house-rules policy and its host examples and guidance on exceptions for property-specific requirements.

Start with your automated checkout message

Read your listing and the reminder you send before departure side by side. Check your digital guidebook and printed instructions too. Move cleaning tasks to the turnover checklist and keep the guest’s steps short. If your building or HOA has a specific requirement, check Airbnb’s guidance before you change it.

If your check-in process uses a rental agreement, asks for ID, or requires a separate app, review Airbnb’s updated policy on guest requirements too. The exceptions depend on what you’re requesting and why.
